Transportation System <br />The subject property has access to 41st Court (classified as a <br />local street on the Thoroughfare Plan). The maximum <br />development of the subject property would generate 80 average <br />annual daily trips. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />T74-; 1;4 -;en <br />County water and wastewater facilities are not currently <br />available for the subject property. <br />RECOMMENDATION <br />Based on the above analysis, particularly the zoning of the <br />east halves of the lots, and the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />Planner Shearer reported that the lots in question are 1/2 <br />acre lots and meet all requirements of the zoning district.
