Based on the existing 140 acre size of the node, there are only <br />.81 acres of unallocated acreage in the node. Tentative <br />boundaries for this node were prepared previously to represent <br />140 acres (see attachment 1). <br />Enlarging the node to 160 acres would allow the property <br />southwest of the existing node to be included in the node which <br />would square off the western boundary of the node. If that <br />property is included in the node, the commercial zoning on <br />S.R.60 would be a consistent length on the north and south sides <br />of S.R.60 and a consistent depth on the south side. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and zoning <br />Commission's recommendation, staff recommends that the Land Use <br />Element of the Comprehensive Plan be amended by enlarging the <br />commercial node at State Road 60 and Kings Highway from 140 <br />acres to 160 acres. <br />The Chairman asked if anyone present wished to be heard. <br />Attorney Michael O'Haire came before the Board representing <br />the Poteats, who were the original cause for this action. He <br />noted that the intersection is under development right now; <br />enlarging the node is compatible with the Master Plan; and he <br />urged that the Board do so. <br />ON MOTION by Commissioner Scurlock, SECONDED by <br />Commissioner Bowman, the Board unanimously (4-0) <br />closed the public hearing. <br />ON MOTION by Commissioner Scurlock, SECONDED by <br />Commissioner Bowman, the Board unanimously (4-0) <br />adopted Ordinance 85-20, enlarging the commercial <br />node located at the intersection of SR 60 and <br />Kings Highway to 160 acres. <br />33 <br />BOOK 60 FnE 74 <br />
