Stan BolingREFERENCES: Atlantis S/D <br />Staff Planner E. $ DIS:STAN <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of March 20, 1985. <br />DESCRIPTION AND CONDITIONS: <br />Atlantis Subdivision is a 34 lot subdivision located on the <br />east side of S.R. A -1-A, south of Spyglass Lane. The subject <br />property is 13.08 acres in size. The land is zoned R-lA, <br />Single -Family Residential (to 4.3 dwelling units per acre). <br />Its land use designation is LD -1 (3 dwelling units per acre). <br />The proposed building density is 2.6 dwelling units per acre. <br />The applicant, Salama Development Corporation (Pradip Manek, <br />President), is requesting final plat approval. <br />ALTERNATIVES AND ANALYSIS: <br />The Atlantis subdivision received preliminary plat approval on <br />August 17, 1983. The submitted final plat is in conformance <br />with the approved preliminary plat. <br />1. <br />The subdivision will be served by public water from the City of <br />Vero Beach and will utilize individual septic tanks. The <br />subdivision's roads are to be private. Most of the on-site <br />construction has been completed and certified by the project <br />engineer, and approved by the Public Works Director. The <br />Public Works Director has also approved the project engineer's <br />cost estimate of the remaining required construction work. <br />The applicants have submitted an executed Contract for the <br />Construction of Required Improvements, commiting them to <br />completing the remaining grading, sodding, grassing, and <br />cleanup work within 5 (five) months. The applicants have also <br />submitted an executed three -party cash escrow agreement to <br />serve as surety for.the above referenced contract. The escrow <br />agreement is for $21,988.08, representing 115% of estimated <br />cost of remaining construction work. <br />The County Attorney's office has reviewed and approved the <br />submitted contract and escrow agreement, subject to their being <br />signed by the Chairman of the Board of County Commissioners. <br />Thus, the Atlantis subdivision final plat application meets all <br />applicable County regulations and requirements. <br />10 <br />
