Keat' g, Y1CP C-2, HEAVY COMMERCIAL <br />Planning & Development Director DISTRICT <br />lzs <br />FROM: Richard Shearer, AICP FERENCES: ZC-120 Memo <br />Chief, Long -Range Planni�CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 3, 1985. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to rezone <br />approximately 75 acres located south of the South Relief Canal, <br />west of the F.E.C.-Railroad, east of Old Dixie Highway, and <br />approximately 1/4 mile north of Oslo Road from C-1, Commercial <br />District, to C-2, Heavy Commercial District. <br />Since July of 1984, the Board of County Commissioners has <br />approved three requests north of the subject property to rezone <br />approximately 31 acres of land from C -1A, Restricted Commercial <br />District; C-1, Commercial District; and M-1, Restricted <br />Industrial District.; to C-2, Heavy Commercial District. In <br />December, the Board of County Commissioners approved a request <br />to rezone 1.27 acres of land (surrounded on three sides by the <br />subject property) from C-1 to C-2. At that time, the Board <br />directed the staff to study this area to determine if <br />additional property should be rezoned to C-2. <br />On February 21, 1985, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse, impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property includes warehouses, auto repair <br />facilities, a landscaping service, Rices Marina, two Pest <br />control businesses, several trade contractors, a mobile home <br />park, four mobile homes on lots, about one dozen single-family <br />residences, and approximately 50 acres of undeveloped land. <br />North of the subject property, across the South Relief Canal, <br />17 <br />APR 3 191U05 BOOK PACE382 <br />
