He <br />stressed that if the Board would look at this land, they would be <br />left with the inescapable conclusion that commercial is the only <br />logical use for a parcel of this size and shape. In order to <br />utilize it for residential it would have to be utilized square, <br />and multi -family could not exit on 8th Place, the little dirt <br />road to the north, nor could it exit onto 6th Avenue. LaFevers, Jr. -Rezoning Appeal <br />Dear Mr. Lyons: `�cISLL•- <br />I have been asked by Charles LaFevers to appear at the County <br />Commission 'meeting April 3, 1985, to voice my opinion, concerning <br />the suitability of a parcel of land on 8th Street for multiple <br />family use which is the current zoning of the land. I understand <br />Mr. LaFevers is attempting to have the parcel in question rezoned <br />for commercial use. I am very familiar with the subject property <br />inasmuch as I have developed numerous condominium projects on <br />6th Avenue. I have been in the real estate and development business <br />since 1963 and have developed and sold over one thousand units. <br />I have developed approximately five hundred units in the immediate <br />vacinity of the_parcel_under donsideration'fnr-:rezening:., I -:have been <br />the :developer for•: :_Tropic .ViliaueNorth;.-TropidrCrove-Villas.:and .Tropic <br />Villas South. <br />It is my opinion as a builder and developer that the Northwest <br />corner of 8th Street and 6th Avenue is not suitable for multiple <br />family development its current zoning for the following reasons: <br />1. The area is too small. <br />2. The site plan approval would require a deceleration lane <br />on 6th Avenue and would require exiting of traffic onto 8th Street <br />since the road immediately north of the property is only 30 feet <br />wide and not physically large enough to handle the traffic that <br />would exit from any units on the property. <br />3. The configuration on the west boundary is such that <br />a large portion of the property would not be able to be used. <br />4.
