APR 10 1985 <br />BOOK 60 <<A F 448 <br />DESCRIPTION & CONDITIONS <br />The County is initiating a request to amend the Comprehensive <br />Plan by enlarging the commercial/industrial node at the inter- <br />section of I-95 and State Road 60 from 300 acres to 550 acres. <br />On April 4, 1984, the Board of County Commissioners approved a <br />County -initiated request to enlarge the node from 230 acres to <br />300 acres. Since the node was enlarged, the Board has determin- <br />ed that the following properties should also be included in the <br />node: <br />1) 40 acres zoned M-1, Restricted Industrial District, <br />located i mile south of S.R. 60 on the west side of <br />98th Ave; <br />2) 55 acres zoned C-1, Commercial District, and LM -1, <br />Light Manufacturing District, located south of S.R. 60 <br />on the west side of 98th ve; <br />3) 15 acres zoned LM -1 loca4 mile west of 98th Avenue <br />and 4 mile south of S.R. 60; <br />4) 58 acres zoned LM -1 located 600 feet south of S.R. 60 <br />and west of I-95; <br />5) 21 acres zoned C-2, Heavy Commercial District, located <br />4 mile south of S.R. 60 on the west side of 90th <br />Avenue; and <br />6) 105 acres zoned C -1A, Restricted Commercial District, <br />B-1, Planned Business District, A, Agricultural <br />District, and R-3, Multiple -Dwelling District, located <br />east of 86th Avenue, south of S.R. 60, and west of <br />79th Avenue. <br />In order to include these properties in the node and the <br />existing commercial and industrial uses and the necessary <br />infill land, the node needs to be enlarged to 550 acres. <br />On February 28, 1985, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, a description of the I-95 and S.R. 60 com- <br />mercial/ industrial node will be provided along with an <br />analysis of the general proposal to expand the size of the <br />node. <br />I-95/S.R. 60 Node <br />The Comprehensive Plan designates a 300 acre commercial/ <br />industrial node at the intersection of I-95 and S.R. 60. This <br />is a logical place for a commercial/industrial node because it <br />is located at the intersection of the major east,west highway <br />in the County and one of the major north -south highways in the <br />County. Presently, this node is the largest node in the <br />County. <br />Expansion of Node <br />Based on the location of this node at the major intersection in <br />the County, it seems logical that this should be the largest <br />commercial/ industrial node in the County. Presently, this <br />node has more existing commercial and industrial development <br />(140 acres) than any other node in the County. <br />15 <br />
