Because this node is described as being north of the hospital, <br />the 75 acre hospital campus was not included in the node. The <br />node boundary does include all of the medically -related <br />commercial and institutional uses around the hospital and <br />includes all of the property <br />proposed zoned <br />Medical <br />District <br />except <br />for <br />the hospital property. P Posednodeboundarysplitsonly <br />three properties. One of these splits is because part of a <br />property is in the City of Vero Beach. The other two parcels <br />that were split are very large parcels (over 40 acres) and the <br />boundary follows the Medical District zoning boundary. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval of the <br />130 acre hospital/commercial node boundaries. <br />Commissioner Wodtke was concerned about a portion of <br />the Geoffrey Subdivision being included in the node. <br />Mr. Shearer explained that several property owners in <br />that subdivision expressed an interest in medically -related <br />commercial uses. In addition, there is an existing <br />commercial use at the corner of U.S. #1 and 37th Street. <br />Staff felt that since this was the entrance to the hospital, <br />it might be more appropriate to be in a medically related <br />use rather than residential. <br />Director Keating pointed out that this node specifies <br />that residential uses are permitted in the node; therefore, <br />a residential use would not be incompatible with the land <br />use designation. <br />Mr. Shearer explained that Blocks 14 & 15 of the <br />Geoffrey Subdivision contain just a few dwellings while the <br />northern section of the subdivision is more densely <br />developed. <br />Chairman Lyons asked why the hospital property is not <br />included in the 130 acres and Mr. Shearer explained that <br />staff feels the intent of the Land Use map was to have 130 <br />acres of medically -related uses, but agreed that the node <br />28 <br />APR 10 1985 <br />BOOK 60 FnE 459 <br />
