CRISP <br />CHAIRMAN <br />April 9, 1985 <br />Mr. Ken Karasek <br />Associated Land Title Group, Inc. <br />2101 15th Avenue <br />Vero Beach, Florida <br />Dear Ken: <br />This letter is written to authorize you to offer the building. and <br />property now occupied by Associated Land Title Group, Inc. in Vero Beach, <br />Florida, to the County of Indian River in an "as is" condition for no <br />less than $287,500.00. - <br />This sale is to be for cash on or before thirty days from the <br />signing of the contract. This offer is good for fifteen days from the <br />date of this letter. <br />I will agree to pay one-half of the M.A.I. appraisal up to $800.00, <br />furnish a standard A.L.T.A. Owner's Title Insurance Policy, and pay for <br />the documentary tax on the Warranty Deed. <br />This offer is to be made to the County only and the price to any <br />other party should be no less than $300,000.00. <br />Yours truly, <br />-L <br />Donald R. Crisp <br />Director Dean continued that Commissioner Wodtke tried to <br />negotiate the $300,000 price and made an offer of $275,000; Mr. <br />Crisp now has agreed to split the difference and will accept <br />$287,500. Armfield-Houck Appraisal has submitted a preliminary <br />appraisal figure of around $300,000. Director Dean stated that <br />after making an inspection of the building, it appears that very <br />little renovation would be required in order for it to house a <br />department such as that of the State's Attorney, possibly <br />$20,000.
