APR 17 1985 <br />MnK 6 0 P,q.;F 6 �3 <br />CONTRACT FOR THE SALE AND PURCHASE OF REAL PROPERTY <br />NOTE: THIS IS A LEGALLY BINDING CONTRACT, IF NOT <br />FULLY UNDERSTOOD, SEEK LEGAL ADVICE. <br />DONALD R. CRISP, hereinafter called "Seller," and <br />INDIAN RIVER COUNTY, a <br />political <br />subdivision of the State <br />of <br />Florida, hereinafter called <br />the "Buyer," <br />hereby agree that <br />the <br />respective Seller shall sell <br />and the <br />respective Buyer shall <br />buy <br />from. Seller the following described <br />property upon the terms <br />and <br />conditions ' hereinafter set <br />forth, <br />which shall include <br />the <br />standards for real estate transactions set forth as Exhibit "A" to <br />this contract. <br />1. Legal d.escription of real estate located in Indian <br />River County, Florida: <br />Lots 6 and 7, Block 36, Original Town of Vero, <br />now City of Vero Beach, according to the plat <br />thereof as recorded in Plat Book 2, Page 12, <br />Public Records of St. Lucie County, Florida, now <br />lying and being in Indian River County, Florida, <br />together with all improvements thereon. <br />2. Purchase Price. Buyer shall pay to Seller the sum <br />of Two HundredEighty Seven 'thousand rive Hurrdred ($287,500.00 ) or such. <br />greater or lesser amount as may be necessary to complete payment <br />of the purchase price after credits, adjustments and proration -p <br />said payment to be paid by County Warrant at closing. Buyer shall <br />have the responsibility of providing a certified survey of the <br />property prior to closing. <br />3. Time for Acceptance. This contract must be executed <br />by Buyer prior to April 24th, 1985 <br />4. Special Condition. <br />A. Both parties agree to `have the land slid <br />structures appraised by an M.A.I. appraiser. In the event such <br />appraisal indicates a fair market value less than the purchase <br />price contained in this agreement, then County may at its option <br />cancel this agreement. Written notice of its intention to cancel <br />this contract shall be deemed sufficient notice to cancel this <br />agreement. <br />29 <br />M <br />M <br />
