Staff Planner <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on April 17, 1985. <br />DESCRIPTIONS AND CONDITIONS: <br />The Old Sugar Mill Estates, Unit Three, plat comprises 12 new <br />lots, and a replat of three lots from the Old Sugar Mill <br />- Estates, Unit Two, plat. These 15 lots are situated on ± 13.7 <br />acres, yielding a proposed building density of ± 1.1 dwelling <br />units per acre. The subject property, located on the north <br />side of 12th Street, west of 46th Avenue, is zoned R-lAA <br />(Single -Family Residential, up to 2.6 units/acre) and has a <br />LD -1 land use designation (Low Density Residential, up to 3 <br />units/acre). <br />The applicants are requesting final plat approval and have <br />submitted a contract committing Beindorf & Associates, Inc. <br />(the authorized agent/developer) to completing construction of <br />all required improvements, approved construction cost bids for <br />the required improvements, a three -party cash deposit escrow <br />agreement for 115% of the construction cost bids, and a final <br />plat. <br />ALTERNATIVES AND ANALYSIS: <br />This application has been reviewed by the appropriate County <br />departments. The Public Works Division has approved the <br />submitted construction' cost bids and has issued a Land <br />Development Permit. The Utility Service Division has approved <br />the water system construction plans and construction cost bid. <br />The County Attorney's Office has reviewed and approved the <br />Contract for Construction of Required Improvements and the Cash <br />Deposit and Escrow Agreement, subject to their being signed by <br />the Chairman of the Board of County Commissioners.. <br />The submitted final plat is in conformance with the approved <br />preliminary plat. All applicable County zoning and subdivision <br />regulations have been met. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to Old Sugar Mill Estates, Unit Three, and <br />authorize the Chairman of the Board of County Commissioners to <br />sign the contract for Construction of Required Improvements and <br />the Cash Deposit and Escrow Agreement. <br />7 <br />aooK <br />APR 1_7 1985 0 P,�,E ' <br />
