BOOK 60 FACE 752 <br />DESCRIPTION & CONDITIONS <br />Florida Atlantic Associates is requesting to rezone 10 acres <br />located on the north side of 26th Street (Walker Avenue) and <br />approximately one-half mile east of 74th Avenue (Range Line <br />Road) from A, Agricultural District (up to .2 units/acre), to <br />RMH-8, Mobile Home Residential District (up to 8 units/acre). <br />This request is to rezone the land containing the Village Green <br />storage and maintenance facilities to the same zoning district <br />as the mobile home park. <br />On March 14, 1985, the Planning and Zoning Commission voted <br />3 -to -1 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on en- <br />vironmental quality. <br />Existing Land Use Pattern <br />The subject property contains a recreational vehicle storage <br />yard and lawn equipment storage and maintenance facilities. <br />North, east, and west.of the subject property are citrus groves <br />and undeveloped land zoned A, Agricultural District. South of <br />the subject property are mobile homes zoned RMH-8. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and <br />the land north, east, and west of it as RR -1, Rural Residential <br />1 (up to .4 units/acre). The land south of the subject proper- <br />ty is designated as LD -2, Low -Density Residential 2 (up to 6 <br />units/acre). However, the County has initiated a request to <br />redesignate the subject property and the land south and west of <br />it as MD -1, Medium -Density Residential 1 (up to 8 units/acre). <br />If this property is redesignated, this rezoning request would <br />be in conformance with the Comprehensive Plan and will be the <br />same zoning as the mobile home park. <br />Transportation System <br />The subject property has direct access to 26th Street (clas- <br />sified as a secondary collector street on the Thoroughfare <br />Plan). No additional traffic is expected as a result of this <br />rezoning. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />Utilities <br />County water and wastewater facilities are not currently <br />available for this property. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />36 <br />`I <br />
