LAFEVERS, JR. <br />REQUEST TO REDESIGNATE <br />1.95 ACRES FROM MD -2, <br />TO COMMERCIAL, AND <br />APPEAL OF PLANNING & <br />ZONING COMMISSION'S <br />DENIAL OF REQUEST TO <br />REZONE FROM RM -10, TO <br />C-1 <br />CPA -023 <br />CHIEF <br />It is requested that the data herein presented be given,.formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 1, 1985. <br />DESCRIPTION & CONDITIONS <br />s: <br />Mr. C. L. LaFevers, Jr., the owner, is requesting to amend the <br />Comprehensive Plan by redesignating 1.95 acres located at the <br />northwest corner of 8th 'Street and 6th Avenue from MD -2, <br />Medium -Density Residential 2 (up to 10 units/acre), to Com- <br />mercial, and is appealing the Planning and Zoning Commission's <br />denial of request to rezone from RM -10, Multiple -Family Res- <br />idential District (up to 10 units/acre), to C-1, Commercial <br />District. <br />The applicant owns an additional 3.96 acres of land immediately <br />west of the subject property which is designated commercial and <br />zoned C-1. <br />On February 14, the Planning and Zoning Commission voted 3 -to -1 <br />to recommend that this request to amend the Comprehensive Plan <br />be denied. The Commission also voted 3 -to -1 to deny this <br />rezoning request. The Planning and Zoning Commission gave as <br />their reasons the facts that they felt 6th Avenue was primarily <br />a residential street, that commercial development should not <br />extend beyond the 600 foot commercial corridor east of U.S.1 in <br />this area, and that this property could reasonably be developed <br />for residential use. <br />On April 3, 1985, the Board of County Commissioners held a <br />public hearing on this request but tabled action until the May <br />1, 1985 meeting. During the interim, the staff was instructed <br />to review the potential traffic impacts of commercial develop- <br />ment of this site. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of th <br />application will be presented.
