Goetzfried <br />Chief, Current Development Section <br />FROM: Stan Boling REFERENCES: winter Grove <br />n,N Staff Planner DIS:STAN <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their -_ <br />regular meeting on May 1, 1985. - <br />DESCRIPTIONS AND CONDITIONS: <br />Winter Grove is a ± 20 acre, 28 lot subdivision located on the <br />north side of - N. Winter Beach Road, east of U.S. Highway 1. <br />For review purposes, the property is zoned R-3, Single -Family <br />Residential (up to 6.2 units/acre). The property is now zoned <br />RS -3, Residential Single Family (up to 3 units/acre). The land <br />use designation is LD -1, Low Density Residential (up to 3 <br />units/acre). The proposed building density is 1.4 dwelling <br />units/acre. <br />The applicant, Winter Grove Properties, Inc., is requesting <br />final plat approval and has submitted: a warranty maintenance <br />agreement guaranteeing the performance of some grassing work, <br />an escrow letter guaranteeing the warranty maintenance agree- <br />ment, and a final plat that is in conformance with the approved <br />preliminary plat. <br />ALTERNATIVES AND ANALYSIS: <br />The final plat application has been reviewed by the appropriate <br />County departments. The Public Works Division has inspected <br />the subdivision and indicated that it is acceptable to the <br />County. The Public Works director has also approved the amount <br />of money to be posted to guarantee the warranty maintenance <br />agreement. The County Attorney's Office has reviewed the <br />submitted warranty maintenance agreement and escrow letter, and <br />has indicated that they are acceptable to the County. Thus,all <br />applicable County zoning and subdivision regulations have been <br />satisfied. <br />6 <br />
