Study <br />Chief, Long -Range Planning CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 15, 1985. <br />DESCRIPTION & CONDITIONS <br />The Planning Department has received several inquiries about <br />the zoning and land use designation of several properties <br />between Gibson Street (130th Street) and the F.E.C. railroad in <br />Roseland. This land has been zoned M-1, Restricted Industrial <br />District, for many years. This land is generally designated as <br />MD -1, Medium -Density Residential 1 (up to 8 units/acre) on the <br />n land use plan. However, some of the properties along Gibson <br />Street developed in industrial uses prior to the adoption of <br />the Comprehensive Plan. The result has been vacant properties <br />designated as residential on the land use plan and zoned M-1 <br />which are situated between existing industrial uses and the <br />railroad tracks. <br />On September 7, 1983, the Board of County Commissioners <br />determined that a 2.55 acre parcel of land owned by Grover <br />Fletcher and located on Gibson Street should be considered as <br />industrial property on the land use plan. <br />On April 11, 1985, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas. <br />Existing Land Use Pattern <br />The subject property contains VICO, Inc., an aluminum and <br />awning company, ERB building services, and undeveloped land. <br />Northwest of the subject property is undeveloped -land zoned <br />R-1, Single -Family District (up to 6 units/acre). Northeast of <br />the subject property is the F.E.C. Railroad. Fufther east is <br />undeveloped land zoned R-1. Southeast of the subject property <br />is Grover Fletcher's house moving business and a County garbage <br />transfer station on property zoned M-1. Further southeast is a <br />General Development corporation warehouse in the City of <br />Sebastian.
