Stan Boling tt IV <br />Stan Boling <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on May 15, 1985. <br />DESCRIPTION AND CONDITIONS: <br />Old Dixie Plaza Subdivision is a 3 acre, 16 lot subdivision of <br />an existing two -building commercial plaza. The site plan for <br />the plaza was approved by the Planning and Zoning Commission <br />on November 10, 1983 (Joseph Berlin Retail Stores SP -82-06- <br />089). The plaza, located at 620 Old Dixie Highway, was re- <br />cently completed and has received a final Certificate of <br />Occupancy. The subject property is zoned C-1 (Commercial <br />District) and has a MXD (Mixed Use District) land use desig- <br />nation. The subdivision lot lay -out is designed to plat over <br />the existing building units. <br />The submitted final plat is in conformance with the prelimi- <br />nary plat as approved by the Planning and Zoning Commission at <br />their May 9, 1985 regular meeting. <br />The owner, Gary Parris, is now requesting final plat approval. <br />ALTERNATIVES AND ANALYSIS: <br />The request to file this plat is being made so that the <br />project can be sold as a land condominium -type development. <br />As such, each proposed lot is to be sold off with its corres- <br />ponding building area. (The proposed lot lines run along <br />existing building walls.) All other areas within the plat <br />boundaries are to be owned and maintained by a property <br />18 <br />
