Keating, Af P REFERENCES: <br />Planning & Development Director <br />It is requested that the <br />formal consideration by the <br />their regular meeting of Ma <br />y <br />DESCRIPTION & CONDITIONS <br />data herein presented be given v <br />Board of County Commissioners at <br />15, 1985. <br />The draft Site Plan Review and Approval Procedures Section <br />is another part of the new zoning code. Prepared by Solin & <br />Associates, Inc., then extensively revised by the planning <br />staff, and finally modified significantly through a series <br />of public workshop meetings, this draft is one of the major <br />sections of the new code. <br />Affecting all development in the County with the exception <br />of single-family residences, the Site Plan Review and <br />Approval Procedures Section of the new zoning code estab- <br />lishes the criteria which must be met by all requests for <br />development approval in the County. As such, this draft <br />code section sets submission requirements, both graphic and <br />written; establishes review criteria; and delineates review <br />and approval procedures. This draft section addresses both <br />major and minor site plans, setting the specific criteria <br />for each. <br />The proposed Site Plan Review and Approval Procedures <br />Section is substantially different than the existing site <br />plan section in the current zoning code. While incorporat- <br />ing most of the criteria in the existing site plan section, <br />the draft Site Plan Review and Approval Procedures Section <br />is much more extensive and more comprehensive than the <br />present section. The proposed draft not only delineates all <br />specific submission requirements; it also details all <br />applicable review standards. Besides codifying review <br />standards which have been utilized and generally accepted <br />over time, this draft section also formally adopts policies <br />which have been disputed issues in the past. Included among <br />these are the issues of right-of-way dediction, road paving, <br />access control, and buffering requirements, among others. <br />As proposed, this draft section will resolve those issues by <br />establishing the criteria which all proposed developments <br />must meet. -- - <br />At their meeting of April 25, 1985, the Planning and Zoning <br />Commission voted unanimously to recommend that the Board of <br />County Commissioners adopt the draft Site Plan Review and <br />Approval section of the new zoning code. <br />22 <br />
