He can submit whatever is deemed <br />necessary and, after all the other aspects of the site plan are <br />approved at the Technical Review Committee level, the applicant <br />then can go back and do the more detailed work on the stormwater <br />management part of the site plan, thereby saving a substantial <br />amount of time, effort and cost. Director Keating felt that this <br />is something that the development community has been wanting for <br />a long time. Generally, this ordinance is significantly more <br />detailed and comprehensive than the one we have now, and the <br />advantage is that everything is set in black and white so that <br />everyone will know what is expected of them and what the criteria <br />is for site plan review. As indicated in the <br />enclosed copy of our letter to the Planning and Zoning Board, this <br />coalition participated in the many workshop sessions involving <br />revisions to the zoning code, including site plan review, and felt <br />the process to be very worthwhile. <br />We would, however, like to draw your attention to the three <br />specific areas of concern which were presented to the Planning and <br />Zoning Commission at its public hearing but did not receive comment <br />or discussion. We -feel that the issues -of extending site plan <br />approval; prepayment for anticipated future road improvements and <br />extension of the county's transportation system suggest a closer <br />review by your Board. <br />24 <br />
