OLD CRABHOUSE PROPERTY - THREE RIVERS REALTY <br />This is approximately three acres with an old building on it. <br />Part of the property is on the Indian River with the largest <br />portion across Indian River Drive. The asking price is $300,000. <br />A building would have to be erected to meet our immediate needs. <br />6. STEVE PHILIPSON OFFICE BUILDING - STEVE PHILIPSON <br />This is a new Commercial building located on U.S. 1 next to the <br />Father and Son business. The upstairs portion is available for <br />lease at a price of approximately $6.50 per square foot. The <br />amount of renovations required to serve our needs would be <br />little. Mr. Philipson has also offered to build the County an <br />office complex adjoining the present building to accommodate our <br />needs on a long-term lease basis. <br />Since we have no idea of what the County building needs will be in <br />the North County area in the future, it is recommended that we enter <br />into a one-year lease agreement with Ed Schlitt Realtors for the <br />Washington Plaza office area to accommodate the_ Sheriff's immediate <br />needs. <br />Director Dean informed the Board that response has been <br />received from three Constitutional officers as to space they <br />might need; Property Appraiser Nolte only needs space at certain <br />times of the year, and the other two who responded did not feel <br />they needed any at this time. <br />Vice Chairman Scurlock inquired when this space would be <br />occupied and whether we can make the lease concurrent with the <br />budget year. <br />Director Dean reported that the Sheriff will be ready to <br />occupy the space as soon as we can get it ready, possibly 30 days <br />or so, and he felt we could have the lease run for 15 months to <br />make it concurrent with the budget year. <br />Commissioner Bowman noted that the $2,500 estimated for <br />renovation, plus the one year's lease would amount to about <br />$8,000. She inquired about the square footage in #2, the <br />Sebastian Executive Building, noting that since it does not <br />require any renovation, the same footage would be cheaper. <br />Director Dean stated that the Sheriff asked originally for <br />about 1,200 sq, ft., but he could get by with 1,125. He pointed <br />out that if you base your figure on a one year cost, the Strnad <br />Executive Building would be cheaper, but if you go over the one <br />year, it would not be. <br />28 <br />
