JUL 10 1985 <br />BOQK 61 Fn -E 470 <br />O <br />The storage of numerous chemicals and plastic pipe at this site <br />S'Aates a potential for toxic fumes and chemicals to be released. <br />A woods -fire to the North of the subject property recently caused <br />serious concern on the part of the Fire District Officials regarding <br />possible release of toxic fumes if the fire had reached the subject <br />property. Storage and use of these materisls on the subject site <br />creates a use which whould be totally alien to a Residential <br />Neighborhood! <br />The front -yard - required by Zoning Ordinances 71-3 Sec.22(G) - <br />was recently eliminated on the subject property and replaced by a <br />parking area! <br />Section 22(1) requires a side -yard of 30 feet when materials having <br />an explosive capability are present. There is at present - and no <br />doubt will be in the future - these types of materials on the subject site! <br />Under Section 24, OFF STREET PARKING, the most similar use listed is <br />(4) General Commercial, requiring one parking space per 200 sq. ft. of <br />�ross building area. There are existing retail sales areas and a display <br />of PVC furniture, with flags etc. along 8th Street. Thus, parking <br />according to the Ordinances is inadequate! <br />Some of the existing off-street parking is arranged on this site <br />so that it is necessary, when exiting, to back onto the 8th Street <br />roadway! Parking has been a serious problem with the subject property <br />since Mr. Hiers has owned it. There are three or four of Mr Hiers' <br />businesses operated out of.this one-acre..site. There is already an <br />over -intensive use of this property with the present improvements. <br />The addition of such a lareg warehouse '(7,500 s.f.) to the already <br />existing improvements would create a more serious safety hazard <br />on 8th Street. At the present time there are Tractor -Trailers, <br />earth moving equipment, cars and all sorts of trucks periodically <br />58 <br />- M M <br />
