Special Exception Uses <br />The following uses may be permitted within the IL, Light Industrial Dis- <br />trict, subject to the specific use criteria established in Section 25.1 <br />"Regulations for Specific Land Uses" and review procedures established in <br />Section 25.3, "Regulation of Special Exception Uses". <br />1. General Merchandise Sales (Sec. 25.1 (J)) <br />- Auction Facilities <br />- Flea Markets <br />2. Transportation Uses (Sec. 25.1(R)) <br />- Airports and Airstrips <br />- Heliports and Helipads <br />3. Utility Uses (Sec. 25.1(S)) <br />- Public and Private Utilities, Major <br />E. Accessory Uses and Structures <br />As provided in Section 25(G), "Accessory Uses and Structures". <br />F. Dimensional Regulations <br />As provided in Table 21, herein, and Section 3.1, "Application of District <br />Regulations". <br />G. Permitted Signage <br />As provided in Section 25(0), "Signs". <br />H. Walls and Fences <br />As provided in Section 25(I), "Walls and Fences". <br />I. Minimum Off -Street Parking and Loading Requirements <br />As established in Section 24, "Off -Street Parking and Loading Regulations". <br />J. Performance Standards for Nuisance Abatement <br />As established in Section 24.1, "Performance Standards for Nuisance Abate- <br />ment; Commercial and Industrial Uses <br />K. Minimum Separation from Residential District <br />Where a nonresidential use within an IL district directly abuts a single <br />family or multi -family residential zoning district, a landscaped bufferyard <br />meeting the following specifications shall be required along the side <br />and/or rear property lines. <br />Single Family Multi -Family <br />Zoning District Zoning District <br />Minimum Separation 40 ft. 35 ft. <br />Screening Requirement Type A Type A <br />The bufferyard shall be measured at right angles to the lot line.
