Keat g, CP SPECIAL EXCEPTION USE <br />§`Planning & Development Director IN THE RM -6, RM -8 & RM -10 <br />' DISTRICTS <br />+16 <br />"''FROM -Richard Shearer, AICP REFERENCESGeneral offices BCC Memo <br />Chief, Long -Range Planning - CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board* of County Commissioners at their <br />regular meeting of July 24, 1985. <br />DESCRIPTION& CONDITIONS <br />The Planning Department is proposing an amendment to the Zoning <br />Ordinance to establish general offices as a special exception use <br />in the RM -6, RM -8 and RM -10, Multiple -Family Residential Dis- <br />tricts. <br />On January 9, 1985, the Board of County Commissioners and Plan- <br />ning and Zoning Commission held a joint workshop to discuss the <br />possibility of allowing offices as a special exception use in a <br />few multiple -family residential districts. The general consensus <br />of individuals at the workshop was that the County should permit <br />offices as a special exception use in multiple -family districts <br />abutting arterial streets. Moreover, some individuals felt that <br />offices should also be allowed as a special exception use in <br />single-family zoning districts that abutted arterial streets and <br />there was discussion about allowing offices along collector <br />streets and permitting accessory retail sales in conjunction with <br />some of these offices <br />On July 11, 1985, the Planning and Zoning Commission voted 4 -to -0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />Based on the workshop in January, the staff has prepared this <br />proposed amendment to the Zoning Ordinance. The Planning Depart- <br />ment feels that allowing offices as a special exception use in <br />the RM -6, RM -8 and RM -10 districts where properties abut arterial <br />streets will provide a reasonable alternative to multiple -family <br />development on these properties while discouraging strip commer- <br />cial development. The Planning Department does not feel that <br />offices nor accessory retail sales should be allowed in single- <br />family districts nor along collector streets zoned multiple - <br />family. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />31 <br />JUL 24 195 BOOK 6 <br />
