M M M <br />Commissioner Wodtke did agree there may be areas where we <br />may want to allow this, but he felt we have more control dealing <br />with this through our nodal system than dealing with it as a <br />special exception because if they meet the criteria, then we <br />pretty well have to allow it. <br />Director Keating pointed out that in granting any special <br />exceptions, the Commission may provide special conditions and <br />safeguards to be sure the use is compatible with the surrounding <br />uses in the district. Also, the Board does get to look at the <br />site plan at the time of making that decision. <br />Administrator Wright made the point that if this were <br />restricted to RM -8 or RM -10, the only places it could be done in <br />the County would be on North 1, the Boulevard south, and SR 60 <br />out by 1-95. <br />Commissioner Bird did not believe that is the criteria we <br />should use; the Boulevard south may be the worst place to put <br />this. He felt we need to designate areas where this can be <br />allowed rather than say that just because you are on an arterial, <br />you can meet the criteria and can build an office building. <br />Vice Chairman agreed with Commissioner Wodtke that we should <br />just approach this as we always have with expanding nodes, etc. <br />Director Keating explained the reason staff didn't think <br />expanding nodes was appropriate was because this would allow the <br />possibility of additional types of commercial uses. Staff wanted <br />to limit it to the least intensive professional office types. <br />Vice Chairman Scurlock felt the Board is saying there is <br />probably some need, but that it should be more specifically <br />addressed and tightened down. <br />Discussion continued at length in regard to reworking the <br />ordinance; delineating certain areas where the proposed change <br />would be applicable; and making it subject to modification on a <br />periodic basis. <br />Chief Planner Shearer believed what the Board is telling <br />35 <br />JUL 24 1985 BOOK t1i <br />
