Keat ng, CP <br />Planning & DevelopWent Director <br />O'HAIRE & COUNTY - <br />INITIATED REQUEST TO <br />REDESIGNATE 27 ACRES <br />FROM LD -2, TO MXD, <br />AND TO REZONE 28 ACRES <br />FROM C-1 TO CH, HEAVY <br />COMMERCIAL DISTRICT <br />FRtJMRichard Shearer, AICP REFERENCES: ZC-124 BCC Memo <br />Chief, Long -Range Planning CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of August 21, 1985. <br />DESCRIPTION & CONDITIONS <br />Michael O'Haire, an agent for five (5) owners, and the Planning <br />Department are requesting to amend the Comprehensive Plan by <br />redesignating approximately 27 acres located south of Oslo Road, <br />east of 20th Avenue and west of 14th Avenue, from LD -2, <br />Low -Density Residential 2 (up to 6 units/acre), to MXD, Mixed -Use <br />District (up to 6 units/acre) and to rezone 28 acres from C-1, <br />Commercial District, to CH, Heavy Commercial District. This <br />request is to amend the text and map of the land use element of <br />the Comprehensive Plan and to rezone 27 acres currently designat- <br />ed LD -2 and 1 acre currently designated MXD. <br />On December 13, 1984, the Planning and Zoning Commission lessed <br />most of the subject property out of a County -Initiated request to <br />rezone this area from C-1, Commercial District, to R-1, Single - <br />Family District., in conformance with the LD -2 land use desig- <br />nation. At that time, the Commission instructed the staff. to <br />review this area to determine whether or not the LD -2 land use <br />designation was appropriate. <br />Mr. O'Haire filed a request, on behalf of five of the property <br />owners, to amend the Comprehensive Plan and rezone five parcels <br />of land on January 31, 1985. <br />On July 11, 1985, the Planning and Zoning Commission voted 4 -to -0 <br />to recommend approval of these requests. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property contains a welding shop, two car repair <br />facilities, a warehouse, a screen door contractor, a landscaping <br />service, an ice plant, two single-family dwellings and vacant <br />land zoned C-1, Commercial District. North of the subject <br />property, across Oslo Road, is a South County Fire Station and <br />vacant land zoned C-1.
