Mr. Spilotros stated there were no plans for a laundromat in <br />the center. <br />Commissioner Bird asked if it is our recommendation to not <br />allow access from Kings Highway until the improvements are done, <br />and Director Davis noted that from a safety standpoint, we do not <br />want to mix through traffic with construction and project <br />traffic. <br />Vice Chairman Scurlock felt that the basic question is how <br />safe a situation can we create and at what point does it become <br />unsafe - is it 50,000 sq. ft. for Public and Walgreens or almost <br />70,000 square feet or is it the whole shopping center. He did <br />not feel he had the expertise to make that decision. <br />Mr. Spilotros pointed out that square footage numbers are <br />very deceptive and he would prefer to address it on a unit basis. <br />They have essentially 8 tenants - 2 major ones. If you look at <br />square footage, you say the center is 60% occupied, but they have <br />47 local units out there and only 6 leased. <br />Commissioner Bird felt any number we might try to attach, we <br />are just pulling out of the air, and he felt that we should go <br />with the recommendation of staff and enter into an agreement with <br />the developer along those lines and not try to limit it at this <br />point to X -Y -Z tenants, as he doubted they would be overwhelmed <br />with tenants, but the Vice Chairman also did not feel that they <br />would have the road improvements within eight months. <br />Director Keating pointed out that if the developer put their <br />approved improvements in now, the County only would have to come <br />in within a year or so and tear this up to put in the other <br />improvements when the center was all leased and occupied. <br />Director Davis did not think that would occur within a year <br />as currently the traffic count on Kings Highway is at half <br />capacity, and when the entire shopping center was occupied, it <br />would attract 4,000 trips putting Kings Highway at traffic level <br />licit. <br />AUG 21 1985 <br />68 <br />BOOK F'�E. <br />
