Keati g, &ICP RESIDENTIAL DISTRICT, TO <br />Planning & Development Director IL, LIGHT INDUSTRIAL <br />DISTRICT <br />FROI:icf�a�d shearer, AICP REFERENCES: zc-149 P&Z Memo <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal consid- <br />eration by the Board of County Commissioners at their regular meeting <br />of October 2, 1985:'' <br />DESCRIPTION & CONDITIONS <br />George McCullers, an agent for Thomas Marshall Barnes, the owner, is <br />requesting to rezone 4.8 acres 'located on the south side of 49th <br />Street (Lindsey Road) and the west side of the Florida East Coast <br />(F.E.C.) Railroad from RM -10, Multiple -Family Residential District (up <br />to 10 units/acre), to IL, Light Industrial District. <br />The applicant is proposing to develop the subject property for a <br />septic tank assembly facility. <br />r <br />On May 26, 1983, the Planning and zoning Commission denied a similar <br />request to rezone the subject property from R-2, Multiple -Family <br />District (up to 15 units/acre), to LM -1, Light Manufacturing District. <br />On August 22, 1985, the Planning and Zoning Commission voted 4 -to -1 to <br />recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the application <br />will be presented. The analysis will include a description of the <br />current and future land uses of the site and surrounding areas, <br />potential impacts on the transportation and utility systems, and any <br />significant adverse impacts on environmental quality. <br />Existing Land Use Pattern <br />The subject property is currently undeveloped. North of the subject <br />property is a single-family dwelling zoned RM -6,' Multiple -Family <br />Residential District (up to 6 units/acre). Further north, is vacant <br />land zoned RM -6, and Global Paving Systems, Inc., and Trodglen Paving <br />Company zoned M-1, Restricted Industrial District. East of the <br />subject property, across the F.E.C. Railroad and Old Dixie Highway, <br />are the following uses zoned M-1: <br />1) Riverfront Groves Packing Company; <br />2) Sturgis Lumber Company; <br />3) Leroy Smith and Sons Packing House; <br />4) Indian River Packing Company; <br />5) Three single-family dwellings; <br />6) A mini -storage facility; <br />7) Warehouses; <br />8) Alumatron Building Products; <br />9) Interior Construction Supply. <br />South of the subject property is a single-family residence. Further <br />south, are Middle Six and Middle Seven Schools zoned RM -10 and Blue <br />Goose Packing House zoned M-1. West of the subject property is vacant <br />land.
