Ir <br />OCT 2 1985 <br />BOOK PAGE 32 <br />Planner Boling made the following presentation: <br />TO: The Honorable Members DATE: September 23, 1985FILE: <br />of the Board of County <br />Commissioners <br />DIVISION HEAD CONCURRENCE: <br />-� SUBJECT: VERO DPINE'S <br />APPLICATION FOR <br />o ert M. a i g, CP CONCEPTUAL SPECIAL <br />Planning & Developm nt Division EXCEPTION APPROVAL <br />FROM: REFERENCES: <br />Stan Boling <br />Staff Planner -46' <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular business meeting of October 2, 1985. <br />DESCRIPTION AND CONDITIONS: <br />Section 25.3 of the Zoning Code, Regulation of Special Exception <br />Uses, authorizes the Board of County Commissioners to decide all <br />applications for Special Exception Uses subsequent to a <br />recommendation by the Planning and Zoning Commission. Section <br />25 (A).3 also provides for Conceptual Special Exception Approval <br />whereby the applicant may elect to submit a conceptual site <br />plan, rather than a complete site plan pursuant to the <br />requirements of Section 23. If the applicant is granted <br />conceptual special exception approval, the approval shall not be <br />considered final until a complete site plan satisfying all <br />conditions of special exception approval has been reviewed and <br />approved pursuant to Section 23, "Site Plan Approval". <br />Robert E. Briggs, the authorized agent for the owner, Vero Sand <br />Pines, is now requesting conceptual special exception approval <br />for a two phase 27 hole golf course, club house, and security <br />and maintenance facilities. The applicant is submitting this <br />request along with a request to rezone the subject property to <br />RM -4 (Residential.Multi-family, up to 4 units/acre). <br />The subject property is located on the sand ridge, just west of <br />the F.E.C. railroad and Old Dixie Highway between the North <br />Relief Canal and the proposed 61st Street extension. A 90' wide <br />County right-of-way for 57th Street (Storm Grove Road) runs <br />east -west across the entire site. <br />At their regular meeting of September 12, 1985, the Planning and <br />Zoning Commission voted to recommend that the'�-Board of County <br />Commissioners grant conceptual special exception approval to the <br />project, subject to the conditions delineated in the staff <br />recommendation appearing at the end of this report. <br />34 <br />W <br />
