15' of right-of-way and 10' of easement, but Commissioner <br />Scurlock stated that he wished to stay with staff's <br />recommendation. <br />Commissioner Bird noted wished to be sure that we are not <br />making the lots unbuildable or creating an undue hardship. <br />Director Keating advised that these are lots that are not <br />officially created yet, and that is why Mr. Powell is coming in <br />with a subdivision. The one lot he cut out, he has got to <br />include within the subdivision plat. Director Keating expressed <br />concern that if the Board treats Mr. Powell differently, it will <br />be very difficult when we receive a plat for Dixie Terrace to <br />tell anyone they have got to have local roads with 60' of <br />right-of-way and not 50' of right-of-way and 10' of easement. <br />Commissioner Bird thought we were asking for 70' of right- <br />of-way, and Engineer Howard explained that there is already 35' <br />of dedicated right-of-way;'the 25' will make it 601. <br />Planner Boling noted that this will bring a half street up <br />to standard. <br />Commissioner Wodtke left the meeting at 11: 15 o'clock P.M. <br />Discussion ensued, and Administrator Wright believed what <br />this gets into is placement of the house. Mr. Howard is saying <br />with the easement, he can get use of the lot to the edge of the <br />easement, but with the right-of-way, you have an additional 20' <br />setback. However, you are dealing with 1/2 acre lots, and the <br />setback will not make them unbuildable. <br />Mr. Howard argued about the size of the corner lot, but the <br />Administrator noted that it would make the corner lot 125 x 120 <br />on which it is very possible to build and meet the setbacks. <br />THE CHAIRMAN CALLED THE QUESTION. <br />It was voted on and carried unanimously (4-0) <br />Commissioner Wodtke having left the meeting. <br />61 <br />OCT 21985 eooK s PA..35 <br />
