GouletJA4 ZC-154 P&Z Memo <br />Staff Planner, Long -Ran a Planning JEFF <br />It is requested that the data herein presented be given formal consid- <br />eration by the Board of County Commissioners at their regular meeting <br />of October 16, 1985. <br />DESCRIPTION & CONDITIONS <br />The applicant, Robert Gaskill, an officer of Vista Properties, is <br />requesting to amend the Land Use Element of the Comprehensive Plan <br />by redesignating approximately four (4) acres from Commercial to MD -2, <br />Medium -Density Residential 2 (up to 10 units/acre), and is requesting <br />to rezone the subject property from C-1, Commercial District, to <br />RM -10, Multiple -Family Residential District (up to 10 units/acre). <br />In September, 1983, the Board of County Commissioners granted a <br />request made by Mr. Gaskill to redesignate 19.68 acres, including the <br />subject property and the land west of it, from MD -2, Medium -Density <br />Residential 2, to Commercial. The current request is for four (4) <br />acres, located at the eastern most edge of the 19.68 acres. The <br />applicant proposes to develop condominiums on this site. <br />On September 12, the Planning and Zoning Commission voted 4 -to -0 to <br />recommend approval of both of these requests. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the application <br />will be presented. The analysis will include a description of the <br />current and future land uses of the site and surrounding areas, <br />potential impacts on the transportation and utility systems, and any <br />significant adverse impacts on environmental quality. <br />Existing Land Use Pattern <br />The subject property is currently vacant. The South Relief Canal <br />borders the subject property to the south with existing condominium <br />development on the south side of the canal. The property to the west <br />(originally part of McKee's Jungle Garden) is vacant. The property to <br />the north of the access easement is also vacant. The property to the <br />east is part of the golf course of the Vista Royale Gardens <br />condominium development. <br />20 <br />
