�OCT 16 1985 <br />BOOK 62 PArf 413 <br />Commissioner Scurlock asked why staff is recommending 10 <br />units per acre as opposed to 8, and Planner Jeff Goulet explained <br />that the rest of the Vista property is currently zoned at 10 upa <br />and MD -2 allows up to 10 upa. <br />Commissioner Scurlock felt that whole area was very much <br />stressed as far as traffic flow is concerned, and did not know <br />how much the southern extension of Indian River Boulevard will <br />help or compound the problem. <br />Richard Shearer, Chief of Long Range Planning, advised that <br />8 upa would generate 56 daily trips compared to the existing <br />25,000 trips on U.S. #1, and felt the difference in trips <br />generated by 10 upa would be negligible. <br />Commissioner Scurlock commented that he was just trying to <br />find some consistency because he knew that the Board went for a <br />lower density on the Strazzula property up along Indian River <br />Boulevard. <br />Mr. Shearer felt that was a little different situation as it <br />was for a much larger piece of property and had single-family <br />zoning to the south. <br />Commissioner Scurlock noted that their argument was that <br />Tropic Villas was at a higher density. <br />Commissioner Wodtke recalled that we were talking about <br />transferring densities off for a road donation. <br />Planning & Development Director Robert Keating pointed out <br />that the Board has approved RM -10 for one or two parcels further <br />south along the Indian River Boulevard corridor. <br />Chairman Lyons opened the Public Hearing and asked if anyone <br />wished to be heard. There were none. <br />Commissioner Scurlock asked if everyone in Vista Royale had <br />been notified of this land redesignation and rezoning request, <br />and Mr. Goulet explained that notice was given to the Vista <br />Royale Property Owners Association. <br />Mr. Shearer advised that only a couple of people attended <br />the Planning & Zoning hearing. <br />22 <br />
