Horton's Request for Final Plat Approval for a Subdivision to be Known as <br /> Lexington Place Phase IV [2002020162-74563 / SD-04-04-06] <br /> It is requested that the data herein presented be given formal consideration by the Board of <br /> County Commissioners at its regular meeting of October 6, 2015. <br /> DESCRIPTION & CONDITIONS: <br /> The Lexington Place Phase IV subdivision represents the forth and final phase of the Lexington <br /> Place Subdivision. Phase IV consists of 52 lots on 11.87 acres resulting in a density of 4.38 <br /> units/acre for Phase IV. The overall Lexington Place Subdivision, approved as a small lot <br /> subdivision under the 2004 regulations for that use, consists of 4 phases containing 259 lots on <br /> 81.51 acres which results in an overall project density of 3.18 units/acre. Lexington Place is <br /> located on the north side of 5th Street SW, northeast of Oslo Middle School, is zoned RS-6 <br /> (Residential Single-Family—up to 6 units per acre), and has an L-2 (Low Density 1 up to 6 units <br /> per acre) land use designation. <br /> On July 13, 2004, the Planning & Zoning Commission granted preliminary plat approval for the <br /> Lexington Place Subdivision. Subsequently, construction of the subdivision commenced and has <br /> proceeded in accordance with the overall project's phased approval. With respect to Phase IV, <br /> the developer obtained a land development permit, constructed the required subdivision <br /> improvements, and obtained a certificate of completion. Recently, the applicant submitted a <br /> Phase IV final plat in conformance with the approved preliminary plat, and now requests that the <br /> Board of County Commissioners grant final plat approval for Lexington Place Phase IV, the final <br /> phase. <br /> ANALYSIS: <br /> All of the required improvements for Lexington Place Phase IV have been completed and <br /> inspected, and a certificate of completion was issued on May 26, 2010.
