Public Health Unit <br />tnkAX <br />Lnn Williams <br />Superintendent <br />Buildings & Grounds REFERENCES: <br />Staff has investigated options available for providing interim office-., <br />space for the County Health Department. Additional immediate space <br />is required to alleviate overcrowding in the present Health <br />Department until completion of the proposed new building. <br />ALTERNATIVES AND ANALYSIS <br />ALTERNATIVE #1 <br />Lease space is available directly south of the present Health <br />Department in the Cappelan Paint Building. Mr. Cappelan has <br />expressed an interest in offering approximately 1,320 square feet of <br />space in this building for use by the County Health Department. <br />The space is presently used for storage and alterations would be <br />required to allow for the Health Department use. Staff has projected <br />the cost of these alterations to be $7,500 using outside contractors. <br />Using county crews we project the cost at approximately $5,000. <br />Mr. Cappelan has agreed to reduce the lease amount to $375.10 per <br />month in order to allow for the County's alteration costs of $5,000. <br />These costs will be reduced from the lease for a period of 18 months, <br />the term of the proposed original lease. After expiration of the <br />lease, the County would have an option of renewal at a rate of $6.50 <br />per square foot annually or $715.00 per month. <br />Total Cost for the eighteen month period would be $12,870.00. <br />Funding required for the remainder of Fiscal Year 85-86 would be <br />$8,375.90 ($5,000 alteration costs and 9 months lease at $375.00 per <br />month or $3375.90) <br />ALTERNATIVE #2 <br />Staff also investigated the possibility of placing a modular office <br />building on the present site. This would require site -plan approval <br />from the City of Vero Beach, which includes upgrading parking and <br />landscaping to present City standards. <br />Costs associated with this option are as follows: <br />$ 920.00 per month Modular Building 24 X 60 = 1440 Square Feet <br />3,350.00 set up and return costs <br />1,000.00 Utilities hook-up <br />10,000.00 Parking and Landscaping <br />Total projected costs for the above modular building over a similar <br />eighteen month period would be $30,910.00. <br />14 <br />
