DEC <br />. 4 1985 - <br />BOOK 62 <br />F'nUE 8 <br />Board could give <br />them some additional commercial zoning as <br />it <br />could go to 8001; this would not, however, take them all the way <br />to 6th Avenue. <br />Commissioner Scurlock expressed concern about the ability to" <br />buffer existing residential use and believed this would make some <br />of the uses there non -conforming. <br />Planner Shearer explained that the main intent originally <br />was to allow more flexibility in rezoning commercial to residen- <br />tial on that eastern boundary, but staff also put in a provision <br />for the possibility of increasing the commercial to the east <br />based on some past Board actions, i.e., the Vista Properties <br />Comprehensive Plan amendment, the Betty Reeves Comprehensive Plan <br />amendment, and the Schlitt rezoning. <br />Commissioner Scurlock agreed that in that commercial <br />corridor area actually the use is quite intense with paint and <br />body shops, etc., which businesses you really don't see from <br />either U.S. 1 or 6th Avenue. Actually it is a hub of activity. <br />Planning Director Keating clarified that what we really are <br />doing is fine tuning the Comprehensive Plan and allowing minor <br />amendments to be made without going through the Comprehensive <br />Plan amendment procedures. He emphasized that in the Zoning <br />Atlas we try very hard not to bisect property lines. <br />Commissioner Scurlock wished to be very sure we have enough <br />specific criteria to look at these situations and decide how to <br />act. <br />Planner Shearer felt what is proposed is quite specific. <br />The first criteria that must be met is that they cannot be more <br />than 800' east of the east right-of-way line, and one of the <br />additional criteria states that they must be located on an <br />arterial street, which limits it to 17th Street or Indian River <br />Boulevard. <br />Commissioner Scurlock asked if the Commission will have the <br />opportunity to look at the surrounding uses as well, and that was <br />-confirmed. <br />M <br />20 <br />M <br />M <br />
