Kea -'ng, CP TO ENLARGE THE 130 ACRE <br />Planning & Develop'ent Director HOSPITAL/COMMERCIAL NODE <br />F-ROMRicchard Shearer, AICP --REFERENCES: CO. /INITIATED MEMO <br />Chief, Long -Range Planning i RICH2 <br />It is requested that the data herein presented be given formal -_ <br />consideration by the Board of County Commissioners at their <br />regular meeting of December 4, 1985. <br />DESCRIPTION & CONDITIONS <br />The County is initiating a request to amend the Comprehensive <br />Plan by enlarging the 130 acre hospital/ commercial node located <br />north of Indian River Memorial Hospital to 205 acres. <br />On April 10, 1985, the Board of County Commissioners adopted <br />boundaries for this node. At that time, the Board indicated that <br />they felt the node should be enlarged to include all of the <br />hospital's property which consists of 75 acres. <br />On October 24, 1985, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, a description of the hospital/commercial node <br />will be provided along with an analysis of the general proposal <br />to expand the size of the node. <br />The Comprehensive Plan describes the hospital/commercial node as: <br />A one hundred thirty (130) acre hospital commercial <br />node is located north of the present Indian River <br />Hospital along 37th Street (Barber Avenue). Commercial <br />uses related to the needs of the hospital shall be the <br />primary use permitted as well as residential uses. <br />Based on the Comprehensive Plan's definition of the node as being <br />located north of the hospital, staff has interpreted this to mean <br />that the hospital was not originally considered part of the node. <br />However, now that the hospital and surrounding area is zoned MED, <br />Medical District, it does seem more logical to include the <br />hospital in the hospital/commercial node. <br />Currently, the 130 acre node boundary includes the following: <br />Development <br />Acres <br />Indian River Medical Center <br />9.5 <br />Indian River Village Care Center <br />5.3 <br />Vero Care Center <br />3.25 <br />Medical Arts Center & Other Doctor's offices <br />4.92 <br />Rehabilitation Hospital (under construction) <br />9.5 <br />Indian River Associates Medical Office <br />Bldg. (site plan approved) <br />2.5 <br />Psychiatric Hospital (site plan approved) <br />8.0 <br />Total Developed or committed acreage <br />42.97 <br />24 <br />
