D E C .4 1985 <br />Chairman Lyons referred to the following staff memo re soil <br />characteristics: <br />December 3, 1985 SUBJECT: SOIL CHARACTERISTICS FOR <br />SCHLITT/CAIN REZONING <br />REQUEST <br />FROM: P.S REFERENCES: <br />Richard Shearer, AICP Soil Characteristics <br />Chit -f, T.nng-Rangc-_ Planning Memo/CHIEF' <br />As per your request, we have studied the .soil maps for the <br />property proposed for rezoning by Mr. Ed Schlitt which is <br />located approximately two miles west of I-95. This area con- <br />tains the following three soil types: <br />1) Riviera Fine Sand: a poorly -drained, nearly level soil <br />typical of flood plain areas; <br />2) Pineda Fine Sand/Depressional: a very poorly -drained <br />soil located in depressional areas and typical of flood <br />plain areas; <br />3) Floridana Mucky Fine: a very poorly -drained soil. <br />The Chairman believed this memo raises a question of how <br />great this soil is for agricultural use in the future. Since <br />this property never was developed for agriculture, it seems there <br />must have been a reason. <br />Commissioner Bird felt this land will support some agricul- <br />ture, not necessarily groves. <br />Chairman Lyons asked if anyone present wished to be heard. <br />William Caldwell, Attorney, came before the Board represent- <br />ing Ed Schlitt, Trustee, and the Cains, the principles in this <br />project, and requested Engineer James Beindorf, whose firm <br />prepared the topographic and boundary survey, to point out the <br />boundaries of the subject property. Attorney Caldwell described <br />the boundaries, noting that the south part of the property is <br />SR60 and across the road on the south is all citrus. Going up <br />the east side of the property, the first 1,000' or so is in <br />citrus, and the rest of the east boundary and all of the north <br />boundary is part of the Corrigan ranch; the west boundary is the <br />Kromhout family agricultural development with citrus at the <br />bottom and improved pasture lands at the very north.
