D E C 111985 BOOK PAGE <br />- -- --- - - - - ---------- <br />Environment <br />The node area is not designated as environmentally sensitive nor <br />is it in a flood -prone area. <br />Utilities <br />No water or sewer facilities are available in the node area at <br />the present time. <br />Transportation Svstem <br />All properties proposed for inclusion in the node have primary <br />access on U.S Highway #1 (designated as an arterial on the <br />Thoroughfare Plan). Secondary access from 79th Street, Hobart <br />Road, and 38th Avenue is also available for several of the <br />properties. <br />RECOMMENDATION <br />Based on the above analysis, and the Planning and Zoning <br />Commission's recommendation, staff recommends that the proposed <br />boundaries of the fifty (50) acre commercial/ industrial node <br />located at U.S. #1 and Hobart Road be approved. <br />Commissioner Bird considered this a strange looking node, <br />but did not know what we could do to change it now. Most of the <br />nodes have a center core around a major intersection and expand <br />out from there, but this one is a strip. <br />Planner Jeff Goulet advised that the next node to the north <br />is located at Wabasso Road. <br />Chairman Lyons opened the Public Hearing and asked if anyone <br />wished to be heard in this matter. There were none. <br />ON MOTION by Commissioner Scurlock, SECONDED by <br />Commissioner Bowman, the Board unanimously closed <br />the Public Hearing. <br />Chairman Lyons left the room temporarily. <br />ON MOTION by Commissioner Bird, SECONDED by <br />Commissioner Wodtke, Chairman Lyons being out of <br />the room temporarily, the Board unanimously (4-0), <br />adopted Ordinance 85-98, establishing boundaries for <br />the 50 -acre commercial/industrial node located at <br />the intersection of Hobart Road and U.S. #1. <br />58 <br />
