Realty Memo <br />Staff ann r_ Tong-Rancie Planning TFFF2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of January 8, 1986. <br />DESCRIPTION & CONDITIONS <br />Commercial Realty and Development Company is requesting to rezone <br />36.11 acres located on the north side of South Winter Beach Road <br />and west of the Florida East Coast Railroad, from RS -6, Sin- <br />gle -Family Residential District, and M-1, Restricted Industrial <br />District, to IL, Light Industrial District. <br />The applicant intends to develop an Industrial Park on this <br />property. <br />On November 21, 1985, the Planning and Zoning Commission voted <br />4 -to -0 to -recommend approval this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a description <br />of the current and future land uses of the site and surrounding <br />areas, potential impacts on the transportation and utility sys- <br />tems, and any significant adverse impacts on environmental quali- <br />ty. <br />Existinq Land Use Pattern <br />The subject property is currently vacant. There are existing <br />industrial uses located to the south of the property. These uses <br />include Vero Mill Work Inc., American Lifestyle Mfg., and Airlite <br />Processing Corp. of Florida. The property to the north is vacant. <br />The property to the west is primarily vacant, except for several <br />residences located on South Winter Beach Road and a junkyard <br />located approximately 100 feet west of the subject property. On <br />the east side of the F.E.C. Railroad and Old Dixie Highway, there <br />are several residences, several heavy commercial uses, and a <br />church.
