The maximum development of the subject property under <br />RT -6 zoning could generate up to 840 average annual daily trips.` <br />Environment <br />The subject property is not designated as environmentally sensi- <br />tive nor is it in a flood -prone area. <br />Utilities <br />County water will be available for this property. County <br />wastewater facilities are not available for the subject property. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />Mr. Shearer explained that back in 1982, the P 6 Z <br />Commission was concerned that the County could not limit the <br />development to duplexes under the proposed multiple family <br />district. Now, however, the new RT -6 District would limit <br />development to duplexes. <br />Chairman Scurlock opened the Public Hearing and asked if <br />anyone wished to be heard in this matter. There were none. <br />ON MOTION by Commissioner Wodtke, SECONDED by <br />Commissioner Bird, the Board unanimously closed <br />the Public Hearing. <br />ON MOTION by Commissioner Bird, SECONDED by <br />Commissioner Lyons, the Board unanimously adopted <br />Ordinance 86-3, approving the Wilmoth request to <br />rezone 20.17 acres from RS -6, Single -Family <br />Residential District, to RT -6, Two -Family Residential <br />District. <br />32 <br />
