JAN 2 2 1966 BOOK 63 FAUc <br />6) Landscaping and Buffering: a landscaped berm is to <br />be provided within a 35' wide landscape buffer strip <br />that runs along the perimeter of the property. <br />Landscape ordinance 84-47 will be applied during <br />review and consideration of preliminary PRD plans <br />(the next step in the approval process). Also, a. <br />landscaped berm (to buffer the rear yards of homes <br />• along 19th Avenue S.W.) is to be placed along the <br />east side of the 20th Avenue extension during con- <br />struction. <br />7) Unit floor area: will meet or exceed the minimum <br />areas specified in the PRD ordinance. <br />8) Traffic Circulation: As part of the proposed proj- <br />ect, 20th Avenue is to be extended along the east <br />property boundary from Oslo Road to the south proper- <br />ty boundary. There would be two entrances off of the <br />20th Avenue extension, and an entrance on Oslo Road <br />(utilizing the west entrance of the Oslo Lake Shop- <br />ping Plaza). The phasing of the project is designed <br />to provide these access points when they will be <br />needed. <br />The applicant has provided an acceptable traffic <br />impact analysis report, and has agreed to provide the <br />following road improvements: <br />a. an east -bound deceleration lane or adequate <br />ingress radius (minimum 451) on Oslo Road at the <br />Oslo Lake Shopping Plaza west entrance; <br />b. construction of left -turn lanes on Oslo Road at <br />20th Avenue; and <br />C. alignment of 20th Avenue at the Oslo Road/20th <br />Avenue intersection. <br />The timing of providing these improvements will be <br />analyzed and determined during the preliminary PRD <br />plan review for each phase. <br />All units will access directly or indirectly off of a <br />proposed loop road that is to run throughout the <br />entire project. The plans conceptually meet all <br />parking and access requirements. The Traffic Engi- <br />neer has approved the conceptual plans. <br />9) Drainage Plan: The drainage plan proposes the use of <br />a system utilizing curbing along the internal road- <br />ways to convey stormwater into the proposed lake. An <br />overflow system is designed to use the canal running <br />along Oslo Road. The Civil Engineer has approved the <br />conceptual drainage plan with the following con- <br />ditions: <br />a. all run-off from developed areas shall be <br />conveyed to the stormwater management tract <br />(lake) via grassed swales; <br />b. a permanently fixed weir with a single overflow <br />elevation shall be provided as part of the <br />outfall system to the canal; and <br />C. a skimmer structure shall*be provided in con- <br />junction with the weir structure (to prevent <br />floating pollutants from being discharged <br />off-site). <br />63 <br />
