"Sonny" n Courthouse Roof Replacement <br />Director SUBJECT: Emergency Bides <br />General Services <br />L n Williams <br />uperintendent <br />F Buildings & Grounds REFERENCES: <br />Staff contacted four (4) local Roof Contractors for emergency bids <br />for the replacement of the Courthouse roof. <br />The Contractors were directed to inspect the existing roof and <br />conditions and prepare an estimate for the replacement of the roof <br />with a single -ply material similar to the Koppers material now <br />installed. - <br />Two contractors submitted bids and two either chose not to bid or did <br />not have time to prepare a bid. <br />Lucas Waterproofing submitted a bid of $33,000. This bid included <br />removal of the entire roof covering the north portion of the <br />Courthouse. The remaining portions of the roof will be applied over <br />the existing roof, except for areas where delamination has occurred. <br />In these areas, the old roof will be removed. <br />A galvanized sheet metal drip edge will be installed around the <br />perimeter of the parapet wall of the building. <br />The roofing material will carry a 12 year repair and replacement <br />bond. <br />Atlantic Roofing submitted a bid of $56,465.00. This bid included <br />removal of the entire existing roof, down to the deck (concrete). <br />Atlantic has bid Owens Corning roof system which carries a 10 year <br />manufacturers guarantee. <br />An aluminum drip edge or coping will be installed around all <br />perimeter walls. Both bids require the relocation of A/C.units by <br />separate contractors (not included) so the roofing can be applied <br />under the units. <br />It appears to me that Atlantic Roofing may have performed a more <br />thorough examination of the existing roof. They recommend removal of <br />the entire roof due to the fact that the insulation underlayment is <br />saturated with water. When I questioned Lucas about this he stated <br />that the areas holding water would be removed, but the remaining <br />areas posed no real problem to him or his manufacturer, U. S. Intec. <br />The warranties are separated by two years in length, with the Lucas <br />bid providing two additional years of coverage. <br />Both contractors stated work could begin within one to two weeks of <br />award of the contract. <br />Proposals are in hand and insurance certificates and hold harmless <br />clauses are available immediately. <br />50 <br />
