(NAR 19 1986 <br />DESCRIPTION & CONDITIONS <br />BOOK 63 PnE914 <br />On July, 1985, the Board of County Commissioners adopted new <br />commercial zoning districts,, and on January 29, 1986, the Board <br />rezoned all commercially -zoned property in the unincorporated - <br />part of the County which was in conformance with the Comprehen- <br />sive Plan to these new commercial zoning districts. The old <br />commercial zoning districts contained minimum square footage and <br />land area requirements for hotel and motel rooms. The new <br />commercial zoning districts do not contain any minimum require- <br />ments. <br />On February 27, 1986, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />Staff feels that it is necessary to have minimum square footage <br />requirements and land area requirements for hotel and motel <br />rooms. Moreover, the staff feels that the requirements contained <br />in the old commercial districts were appropriate and should be <br />continued. The staff has prepared an ordinance to reestablish <br />these minimum requirements in the new commercial zoning districts <br />which allow hotels and motels. In addition, this amendment <br />includes minimum square footage and land area requirements for <br />multiple -family dwellings. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />Richard Shearer, Chief of Long -Range Planning, explained <br />that when the new commercial zoning districts were adopted last <br />July, they did not provide the minimum standards and staff feels <br />it would be appropriate to put the same standards back into the <br />Zoning Ordinance. He confirmed that the number of allowable <br />units are figured on total acreage. <br />Commissioner-Wodtke asked how these sq, ft. requirements <br />compared to other areas, and Mr. Shearer believed they were <br />somewhere between mid to mid high. <br />Commissioner Lyons felt that the Board should go ahead and <br />reinstate these requirements today and then ask the Planning <br />Department to look at these numbers and see if this is what we <br />want to continue. <br />Commissioner Bird did not feel that we want to require 300 <br />sq. ft. for existing rooming houses where people are sharing a <br />bath down the hall. <br />29 <br />
