Ke ing" AICP OSLO RIDGE SUBDIVISION <br />Planning & Development Director <br />THROUGH: Michael K. Miller <br />Chief, Current Development <br />FROM: Stan Boling , 4,6- REFERENCES: Oslo Ridge S/D <br />Staff Planner IBMIRD <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on April 9, 1986. <br />DESCRIPTION AND CONDITIONS: <br />Oslo Ridge Subdivision is a 26 lot subdivision of ±8.67 acres <br />located on the north side of 11th Lane S.W. just west of Old Dixie <br />Highway. The subdivision is zoned RS -6 (Single -Family <br />Residential, up to 6 units per acre) and has a LD -2 (Low Density <br />Residential, up to 6 units per acre) land use designation . The <br />proposed building density is ±3.0 units per acre. All road <br />rights-of-way and easements are to be dedicated to the County. <br />The owner/ applicant,, James and Charlotte Lawhon, are requesting <br />final plat approval. <br />ALTERNATIVES AND ANALYSIS: <br />The Oslo Ridge Subdivision, submitted and reviewed under the old <br />subdivision ordinance (75-3), received preliminary plat approval <br />from the Board of County Commissioners on April 3, 1985. The <br />preliminary plat was approved subject to the condition that the <br />developer pave or ensure the paving of 11th Lane S.W. prior to <br />final plat approval. <br />A valid paving petition for 11th Lane S.W. has been authorized by <br />the Board via Resolution 85-137. The paving process, including <br />engineering and roadway preparation, is substantially complete and <br />will be concluded shortly. Therefore, the paving of 11th Lane <br />S.W. has been ensured in accordance with the Board's preliminary <br />plat approval condition. Public Works has verified that required <br />subdivision improvements (all newly created roads and drainage <br />improvements) have been constructed and are acceptable. <br />The final plat conforms to the approved preliminary plat and all <br />applicable County regulations concerning final plat approval have <br />been satisfied. <br />RECOMMENDATION <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to Oslo Ridge Subdivision. <br />6 <br />
