Mora, P.E., Public Wor Director _ <br />FROM: Louise Gates, Land Acquisition Sp <br />SUBJECT: 26th STREET-ADVANCE ACQUISITION OF RIGHT-OF-WAY <br />2625 54th Avenue <br />Michael J. and Lisa B. Giessert <br />DATE: October 27, 2015 <br />9 G� <br />DESCRIPTION AND CONDITIONS <br />Michael J. and Lisa B. Giessert own a single family home located at 2625 54th Avenue, <br />Vero Beach (Exhibit "A"— parcel description). The house is on the northwest corner of <br />26th Street and 54th Avenue. The Giesserts recently approached the County to <br />determine if their property would be impacted by the 26th Street widening project. <br />The parcel (Exhibit "A") is 0.57 acres in size and is 145.43 feet in length along 26th <br />Street by 171 feet along 54th Avenue. The property is zoned RS -6, single family <br />residential, up to six units per acre, and improved with a 3 bedroom, 2 bath CBS/Stucco <br />that was built in 2012. A recent appraisal of the property performed by Boyle & Drake, <br />Inc., a Vero Beach appraisal firm, values the property at $240,000. <br />The house is located on the northern 1/2 of the parcel allowing plenty of area along the <br />south side to extract the right-of-way needed (approximately 36 feet) for the 26th Avenue <br />project. After purchase and right-of-way extraction by the County, the remaining house <br />and property (approximately 109.43' x 171'), will be offered for sale by sealed bid or <br />auction. <br />After negotiations, Mr. and Mrs. Giessert agreed to accept the purchase price of <br />$233,000 for the entire parcel. The closing date will be six (6) months after the date of <br />approval by the BCC, during such time the Giesserts will remain in possession and <br />maintain the property as owners. There are no attorney fees and the appraisal fee <br />($450) was paid by the County under a separate contract. <br />FUNDING <br />Funding in the amount of $500,000 has been budgeted for Right of Way in FY 15/16 <br />from Traffic Impact Fees -District II/ROW/26th St/43rd to 66th Ave, Acct #10215241- <br />066120-06011 <br />57 <br />
