Keati g, &JCP 3, SINGLE-FAMILY RESIDEN- <br />Planning & Development Director TIAL DISTRICT, TO A-1, - <br />AGRICULTURAL DISTRICT <br />FROM: PS REFERENCES: <br />Richard Shearer Peach/Sexton Memo <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 16, 1986. <br />DESCRIPTION & CONDITIONS <br />Joe Collins, an agent for John Peach and Charles R. Sexton, the <br />owners, is requesting to rezone 30 acres located south of South <br />Winter Beach Road and east of 66th Avenue (Lateral A) from RS -3, <br />Single -Family Residential District (up to 3 units/acre), to A-1, <br />Agricultural District (up to .2 units/acre). <br />The owners intend to continue to utilize this property for <br />agricultural uses. <br />On November 6, 1985, the Board of County Commissioners approved a <br />request to rezone 20 acres located directly north of the subject <br />property from RS -3 to A-1. <br />On February 13, 1986, the Planning and Zoning Commission voted <br />3 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property is currently being used as a tree farm. <br />North of the subject property, across South Winter Beach Road, is <br />an old citrus grove zoned A-1, and a citrus grove and two sin- <br />gle-family residences zoned RS -3. East and south of the subject <br />property are citrus groves zoned RS -3. West of the subject <br />property, across 66th Avenue, is a citrus grove zoned RFD, Rural <br />Fringe Development District (up to .4 units/acre), and A-1. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and the <br />land north, south and east of it, as LD -1, Low -Density Residen- <br />tial 1 (up to 3 units/acre). The land west of the subject <br />property is designated as RR -1, Rural Residential 1 (up to .4 <br />units/acre). <br />The proposed agricultural zoning is in conformance with the LD -1 <br />land use designation and is consistent with the agricultural uses <br />that surround the subject property.
