Xdat4ng,, CP DISTRICT, TO CH, HEAVY <br />Planning & Developm`nt Director COMMERCIAL DISTRICT <br />FROM: V,� REFERENCES: <br />Richard Shearer Welton Memo <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 16, 1986. <br />DESCRIPTION & CONDITIONS <br />Michael O'Haire, an agent for J. Welton, the owner, is requesting <br />to rezone .6 acres located on the south side of Oslo Road and <br />west of 11th Avenue from RM -6, Multiple -Family Residential <br />District (up to 6 units/acre), to CH, Heavy Commercial District. <br />In January of 1985, the Board of County Commissioners approved a <br />County -initiated request to rezone the subject property and <br />approximately thirty acres of land around it from C-1, Commercial <br />District, to R-1, Single -Family District (up to 6 units/acre). <br />On April 11, 1985, the Board of County Commissioners approved the <br />residential zoning conversion ordinance which converted this <br />property from R-1 to RS -6, Single -Family Residential District (up <br />to 6 units/acre). <br />On January 29, 1986, the Board of County Commissioners approved <br />the nonresidential zoning conversion ordinance. This ordinance <br />rezoned all of the land in this area within 600 feet of Oslo <br />Road. All of the residentially -zoned land and much of the <br />commercially -zoned land was rezoned to RM -6. <br />On February 13, 1986, the Planning and Zoning Commission voted <br />3 -to -0 to continue hearing this request on February 27, 1986. <br />On February 27, 1986, the Planning and Zoning Commission voted <br />4 -to -1 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property is undeveloped. North of the subject <br />property, across Oslo Road, are auto repair businesses, auto <br />cleaning businesses, warehouses, and other heavy commercial uses <br />zoned IL, Light Industrial District; and single-family resi- <br />dences and vacant lots zoned CH. East, south, and west of the <br />subject property are single-family residences and vacant land <br />zoned RM -6.
