Ft, minimum for efficiencies <br />700 Sq. Ft. minimum for 1 bedroom units <br />INDIAN RIVER SHORES <br />No provisions for hotels or motels at all, not permitted uses in <br />any district. <br />WEST PALM BEACH <br />Currently use only minimum dwelling space requirements in the <br />building code. <br />Proposed density maximums are as follows: <br />DISTRICT DENSITY <br />CN 28 units/acre <br />CG 48 units/acre <br />Downtown 72 units/acre <br />Those jurisdictions which address minimum square footage <br />requirements for hotel and motel rooms require anywhere from <br />150 square feet for a room for 1 occupant (Stuart), to 600 <br />square feet for a room for 2 or more occupants (Martin County). <br />Those jurisdictions which address maximum density for hotel and <br />motel rooms usually base the density on the zoning district <br />(Brevard County and West Palm Beach). Those jurisdictions <br />which do not distinguish between zoning districts have den- <br />sities which range from 20 units/acre (Martin County) to 30 <br />units/acre (Vero Beach) . <br />RECOMMENDATION <br />Based on the above analysis, staff feels the existing 300 square <br />feet of living area/unit which is now required for hotels and <br />motels is adequate.
