4.0 STUDY CONCLUSIONS <br />This study was conducted in support of a proposed rezoning application for the 1.98 -acre site <br />located on the southeast corner of Old Dixie Highway and Oslo Road/9th Lane in Indian River <br />County, Florida. The property is proposed to be changed from Heavy Commercial District (CH) <br />to General Commercial District (CG) with a maximum allowable density of 10,000 square feet per <br />acre. The analysis included a determination of project trip generation, a review of existing and <br />projected roadway and intersection capacity. <br />The results of the traffic analysis are summarized as follows: <br />• The proposed development will generate a total of 901 net new daily trips, of which 7 new <br />trips will occur during the AM peak and 77 new trips during the PM peak hour. <br />• A review of roadway capacity indicates that currently all roadway segments operate within <br />their capacities and are projected to continue to do so at project buildout. <br />• An analysis of intersection capacity and operations reveals that the study intersections <br />currently operate adequately and will continue to do so at project buildout. <br />• The rezoning application does not adversely impact the transportation network in the <br />vicinity of the site. <br />Traffic t Mobility Conwbanta <br />Oslo Site Rezoning <br />Project Ns 15-061.1 <br />Page 9 <br />169 <br />
