MAY 21 1966 <br />BOOK1- I UE 5 K9 <br />In addition, we know it is unrealistic to implement zoning which allows six <br />mobile home units per one acre. The county has already recognized there is <br />a nt�ed for public water and sewage, and will not be able to institute such <br />platZr for quite some years. Allowing certain individual property owners to <br />place six mobile home units per one acre would only add to their personal <br />profit, and would not be in the best interest of the Roseland community and <br />enviroment. Six mobile homes per one acre is too dense of a population for <br />this amount of land. We would like to see this down -zoned to a maximum of <br />three units per:one acre, which would be consistent with the densities to <br />the west. We would like to see the low density nature of the Roseland re- <br />sidental area maintained in the future. <br />Roseland is a unique area of Indian River County. Our area can support a <br />low density population of both single-family homes and mobile homes, as it <br />has for many years. It may be unusual to have such zoning in a residental <br />area, but exceptions can be made. SPAULDING <br />Fred Mensing, 7580 129th St., Roseland, noted.that staff's <br />memo refers to the "existing area southeast of Elaine Street." <br />He believed we are talking about Estes or 80th Ave., and he felt <br />that correction should be noted. <br />Mr. Mensing stated that the only input staff received prior <br />to May 8th was from the Roseland Property Owners Association <br />which comprises only a very small portion of the affected area. <br />He felt mixing of zoning should have no adverse effect on the <br />people north of 80th Avenue. The people to the east on Gibson <br />St. are in industrial zoning, or it is the City of Sebastian <br />which doesn't care what happens to Roseland so there is no effect <br />to the community, and to the south they are again the City of <br />Sebastian as is most of the western boundary of the area <br />affected. Mr. Mensing felt many more people would be here, but <br />they are working. He then presented the following letter with <br />signatures of 11 property owners supporting the mixed zoning and <br />asking that any action be put on hold until all this can be <br />resolved. <br />68 <br />
