Kea i AIC <br />Planning & Development irector <br />RELEASE OF EASEMENT <br />REQUEST BY WAYNE SOMMERS <br />SUBJECT PROPERTY: LOT 14 <br />AND THE ADJACENT 40 FEET <br />OF LOT 15, BLOCK 2 <br />ROSELAND GARDENS SUBDIVI- <br />SION <br />FROM: Betty Davis REFERENCES: RE/Sommers <br />Code Enforcement Officer DIS:REMS <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 28, 1986. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Wayne Sommers, owner of the <br />subject property, for release of the common side lot 5 foot <br />easement of lots 14 and 15, Block 2, Roseland Gardens <br />Subdivision, being the northwesterly 5 feet of Lot 14, Block 2 <br />Roseland Gardens Subdivision and the southeasterly 5 feet of lot <br />15, Block 2, Roseland Gardens Subdivision. These lots are 80 <br />feet in width and 125 feet in depth. It is Mr. Sommers <br />intention to consolidate the lots into one large building site, <br />meeting the criteria of the RM -6, Multiple family zoning <br />district, to construct a duplex on the site. <br />The current zoning classification is RM -6, Multiple Family <br />District. The land use designation is LD -2, Low Density <br />Residential, up to 6 units per acre. <br />ALTERNATIVES AND ANALYSIS: <br />The request has been reviewed by Southern Bell, Florida Power & <br />Light Company, Jones Intercable, and the Utility and <br />Right-of-way Departments. Based upon their review, there were <br />no objections to release of the easements. Zoning staff <br />analysis, which included a site visit, indicates that drainage <br />would be adequately handled on-site. <br />8 <br />
