Melsom REFERENCES: <br />/lGM Staff Planner, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of June 18, 1986. <br />DESCRIPTION & CONDITIONS <br />Richard A. Philo, the owner, is requesting to rezone 2.44 acres <br />located north of 17th Street Southwest, and west of 58th Avenue <br />from A-1, Agricultural District (up to 1 unit/5 acres), to RFD, <br />Rural Fringe Development District (up to 1 unit/2.5 acres). <br />On May 8, 1986, the Planning and Zoning Commission voted 5 -to -0 <br />to recommend approval. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property consists of 2.44 acres of a 9.44 acre citrus <br />grove. To the north, south, east, and west of the subject <br />property are citrus groves zoned A-1 Agricultural District. <br />Further north, are three single-family residences. East of the <br />subject property, across 58th Avenue, is the Greenleaf <br />Subdivision zoned RS -1, Single -Family Residential District (up to <br />1 unit/acre). The presence of these single-family residences, <br />and the subdivision to the east.) indicate a trend toward the <br />development of single-family residences in this area. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property as RR -1, <br />Rural Residential 1 (up to one unit per two and one-half acres). <br />This district provides a buffer between agricultural areas and <br />residential development, and protects agricultural lands from <br />growth pressures. <br />The proposed RFD zoning is in conformance with the RR -1, Rural <br />Residential 1 land use designation, and eventually will provide a <br />buffer between the agricultural land to the west and the <br />residential development to the east as the trend continues to <br />rezone more land in this area from A-1, Agricultural District, to <br />RFD. <br />20 <br />
