Request <br />Chief, Long -Range Planning chief <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of June 18, 1986. <br />DESCRIPTION & CONDITIONS <br />The County is initiating a request to "rezone 30 acres located <br />one-quarter mile west of 58th Avenue (Kings Highway) on the north <br />side of Lundberg Road from A-1, Agricultural District (up to 1 <br />unit/5 acres), to RM -6, Multiple -Family Residential District (up <br />to 6 units/acre). <br />The subject property contains Indian River Community College's <br />Mueller Center and a citrus grove. The Department of Corrections <br />intends to construct a dormitory on this property to house <br />individuals who will be receiving training at the Mueller Center. <br />Schools with dormitory facilities may only be located in <br />multiple -family districts. <br />On January 15, 1986, the Board of County Commissioners heard a <br />request from the college for the County to initiate this <br />rezoning, and the Board so directed the staff. <br />On May 8, 1986, the Planning and Zoning Commission voted 5 -to -0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property contains the Mueller Center and a citrus <br />grove. North of the subject property is a single-family <br />subdivision zoned RS -6, Single -Family Residential District, <br />vacant land zoned RM -6, and a citrus grove zoned A-1. East of <br />the subject property is a citrus grove zoned A-1. South of the <br />subject property is the main relief canal. West of the subject <br />property is agricultural land zoned A-1. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and the <br />land north, east and west of it as LD -2, Low -Density Residential <br />2 (up to 6 units/acre). The land south of the subject property, <br />across the main relief canal, is designated as RR -1,' Rural <br />Residential 1 (up to 1 unit/2.5 acres). The proposed RM -6 zoning <br />is consistent with the LD -2 land use designation and the RM -6 <br />zoning north of the subject property. <br />28 <br />
